The house was built in 2013. As its form is a trapeze, there is no room with a rectangular angle.

Everything you need to get around is in walking distance as the villa is located close to all public transportation systems. Please visit the MVV Website or App to plan your journey or buy tickets.
You can easily download the “MVG Fahrinfo” app to get access to all network an tariff maps and to be able to buy tickets online (our house in located inside zone M = inner city zone).
Unfortunately, there is no fast train connection available, but you can use the convenient S-Bahn to or from S-Bahn Station Laim. It takes about:
Uber is available but the drivers and cars are regular Taxis which show up on Uber app, charging you a little bit less than a regular taxi. No private car Uber service is allowed in Munich.
Taxis have determined prices and are under control. You can rely on their professional service as long the taximeter is on.
Please use either the U-Bahn U5 from Laimer Platz or the Tram from Willibaldplatz to " Hauptbahnhof". You can purchase tickets online via the above mentioned app or at the station, but not in the train. Take your time to purchase enough and the correct ticket. Riding without a ticket is 60 Euro if you get caught.
The fireplace was designed to add atmosphere but is not part of the heating system. A side effect is that the upper floors gets heated up quickly. Therefore please keep all room doors open. Also open the ground floor terasse door from time to time, to let fresh air in. This provides fresh air to the fireplace power and your well-being.
Please clean the fireplace at least after every 2nd fire.
If you want to order food the best app to use is Lieferando.de. It lists all restaurants and is comparable to UberEats.

There is a bottle of white wine in the fridge paired with bottles of beers of the best south bavarian brewery. Please enjoy the wine as the rest of the house bar if you want.

Please use it to your convenience. Tab water is drinking water. There is a CO
There are 0-degree cabins inside the refrigerator to use for fresh meat and vegetable. The fridge runs at 8 degree and the freezer runs at -15 degree which ought to be enough for German winter time. Please adjust to your convenience.
The ice maker is inside the freezer on the top left and creates 10 ice cubes per 6-8 hours. It works seamless and pulls tab water from its integrated water plug. No need to fill a water tank up.
Please keep the freezer door closed in order not to get it iced up, which results in inability to close doors and generate ice cubes.
The oven has a self-cleaning program if it gets too dirty. Please remove the silver sheets holder on the left and right side as well the grill. Only the empty oven room plus the oven sheets must be inside when starting the cleaning program.
Please fill the water tank on the right side before usage and empty it directly after you finished cooking. Otherwise, the water starts stinking after 1 day. The steamer has to be cleaned with soap and fresh water after each use.
The stove has a Ceran top and an embedded steam extractor hood (Bora Classic). The touch panel are at the bottom of each side. Each cooking field has its own control and timer function.
Please clean the extractor covers and the metal net inside the extractor after each heavy use in the dishwasher.
Please clean out the fat inside the extractor with detergent after heavy use.
If the stove displays errors, fluids might interfere the ability to control the touch system. Please wipe off any water and try to press the control with dry fingers.
If error messages or beep signals will not disappear you can reset the stove in the junction box in the wardrobe (Switch off the three switches “Herd” off – and then back on).
The Kitchen Aid can be used to make any kind of dough or sauce. There are plenty of add-ons in the pantry on the top of the left shelf.
Please clean it and the accessories only manually with warm water and light detergent. Best is not to put the accessories and bowls into the dishwasher.
The office table is moveable up and down. Use the control on the right side to adjust the altitude. It can hold a load of 100kg. So please do not sit on it.
The Apple iMac in the Office has a configured Guest Account, which does not require a password to log in. You can do surfing and use standard apps. When you log off or shut down the computer your history and settings will get deleted and everything starts fresh, when you log in again.
There is an Epson wireless printer inside the white USM shelf in the right middle box. Please plug it to power if you intend to use it. You can put in paper at the top back of the printer.
The printer can be reached by printing from the iMac or direct Bluetooth connections to it.
It is the sofa Multy from Lignet Roset. The sofa bed is already extended when you arrive to your convenience. If you want to use it as a sofa, please remove any bed wear from its top, lift the bottom part of the mattress and slide in the bed frame while lifting it at the bottom. Then flap the frame from bottom to top until you her a Click. Then you can move the sofa back up to transform it to a seating unit.
Dancook Charcoal Grill
The Dancook charcoal grill is covered in the garden and can be used. Make sure that not too much dust and smoke evaporate into the neighborhood.
Grill rotisserie
The Grill rotisserie is also stored under the grill and can be used. It is electric and suites well for chicken or larger meat. There is a IP44 power plug at beside the grill and looks like a stone.
Bicycles
We do have bicycles standing outside the entrance to the right. There are two working bikes available. A white retro bike and a black street mountain bike. Please use the lock always when you park the bikes.
Bike lock
Black chain with wheeled number lock. The code is “742”. Two key-based locks. One is at the black bike, the other in the white shelf at the entrance. Keys are also in the shelf left drawer (with a red felt key fob).
Thule Chariot Sport
We do have a kid trailer which can be connected to the street mountain bike’s back wheel.
The Thule can be reconfigured either to be used as a stroller with 4 wheels or a jogger with three larger wheels. All parts are in the Thule. The Thule is stored in the Garden storage right at the front side. Please lock it when parking the Thule.
We have one pair of ski and two snowboards. We have one pair of ski boots which can be used with the large snowboard and the pair of skiers. The shoes are in the Thule and the snowboards/skiers are to the left in the garden storage.
Please use the garden to your convenience. The trampoline can be used up to 120 kg, but we ask you to not use it with two adults, even you meet the max weight.
We have put the stand for a Christmas tree outside beside the firewood on the morning terrasse (outside of the office). You can purchase a tree on several location.
Laimers restaurant (300m north on Agricolastrasse).
Its biergarten is used for selling Christmas trees during Winter.

Best practice is to have the tree trunk cut as shown on the picture below. Please ensure that the dealer has the capability to cut the tree trunk before you buy it.
Setup the tree outside on the terrasse and open the main window door in the living room to get it back in. Do not water the tree as we already got our floor ruined.
Christmas tree lights and decoration are in the top box beside the central heating in the Studio cupboard on 2nd floor.
We have Philips Hue, Amazon Alexa and many WLAN plugs installed. If you do not want to have them connected during your stay. Please unplug them from power. Please note: in order to command the lights the switches need to be “on”. Unfortunately, our devices speak German only.
The cameras are turned off during your stay. The security light with motion detection on the front window stays on, to provide you light, when you pass by after dusk. The central hub is under the white table in the entrance area. Please keep it switched on.
There is an outdoor camera pointing at the office front beside the garden storage. It provides a light during motion at night for security, but the integrated camera will be off during your stay. Please remove this camera and store it in the house if you feel uncomfortable with it.
